What is a HMO

An HMO is a house in multiple occupancy.

The 1992 Order describes the statutory definitions applying to a wide range of properties.

The properties, by their nature, have specific responsibilities and risks in terms of fire safety and health and safety.

If both of the following apply, the property is a House in Multiple Occupancy ( HMO ) :

  • at least 3 tenants reside – making more than one household
  • shared toilet, bathroom or kitchen facilities with other tenants

A large HMO is if all of the following apply:

  • it is at least 3 storeys high
  • it has at least 5 tenants residing – making more than one household
  • shared toilet, bathroom or kitchen facilities with other tenants
