Use classes order for HMO properties

The Town and Country Planning (Use Classes) Order 1987 categorises the use of land and buildings as “Use Classes”

It is usually the case that you will need planning permission to change from one class use to another.

Class C3 (dwellings): Single Household

Used as a dwelling by:

  • A single person or people regarded as forming a single household
  • Not more than six residents living together as a single household where care is provided for residents
  • Not more than six residents living together as a single household where no care is provided to residents (other than a use within C4).

Class 4 Houses in Multiple Occupation

Use of a dwelling by no more than six residents as a “house in multiple occupation”.

(Class C4 does not include a block of flats that has been converted, which Section 257 of the Housing Act 2004 applies.)

I’ve just heard from my solicitor that he has the funds in from Interbay, had paid off our mortgage and is sending the balance on to me, which means that finally this is all over and  I can move on.  Thank you all so much for your help in arranging the mortgage, I am sure that my future plans will involve needing to arrange finance, and I will happily come back to you again.
