Octopus Property is based in London and a provider of both medium and short-term loans. Part of the Octopus Group, are a financial organisation that take a flexible approach to lending which, along with their customer service, has won them various awards. Awards including the MoneyFacts Innovation Award of 2017, EY Entrepreneur of the Year 2017 for co-founders of Octopus Group Simon Rogerson and Chris Hulatt. 

 It was established in 2000 to change the fact that many companies just don't put their customers first.

They offer:

  • Regulated residential Bridging loans of short term periods of anything from 1 to 12 months on properties with a minimum value of £200,000
  • Arrangement fee of 2% and Procuration fee starting from 1.25%
  • No early repayment charges
  • LTV as high as 65%
  • Unregulated residential Buy to Let loans of periods between 2 to 5 years on properties with a minimum value of £200,000
  • Arrangement fee of 2.5% and Procuration fee starting from 1.25% and early payment fee of 3%
  • LTV as high as 70% and interest rate of 6.99% per annum
  • Unregulated residential Bridge to Let loans for a maximum of 3 years on properties with a minimum value of £200,000
  • Arrangement fee on day 1 at 2% and Month 8 at 0.50% and early payment at month 1-7 of 0% and month 8 to 21 or 8 to 33 of 3%
  • LTV as high as 70% and interest rates of 7.49% per annum for months 1 to 7 and 8.99% per annum for months 8 to 36.
  • Unregulated residential Bridging loans of periods between 1 to 23 months on properties with a minimum value of £200,000
  • Arrangement fee of 2% and Procuration fee starting from 1.25%
  • No early repayment charge
  • LTV as high as 70% and interest rates between 50% and 80%
